Famco Crown Repair Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Crown Repair: The Cambridge Owner’s Guide

Famco crown repair in Cambridge typically runs $340-$780 installed, depending on whether we’re resealing a cracked concrete crown or replacing a deteriorated metal one on your Famco chimney system. We stock Famco-compatible crown materials on our trucks and can usually complete the repair within one visit once we’ve camera-scanned the flue to confirm the damage hasn’t reached the liner below. Most Cambridge homeowners spot the problem during our March inspection season, when freeze-thaw cycles have opened cracks that were hairline in October.

The crown is the concrete or metal slab that caps your chimney above the flue tile. On Famco systems, it’s often the galvanized steel crown assembly paired with their wind-directional caps, or the poured concrete crown on older Famco masonry installations. Water gets in through cracks, pools on the smoke chamber shelf, and starts eroding mortar joints. In Cambridge’s freeze-thaw climate, a cracked crown left through one winter usually means liner damage by spring.

Which Famco Models This Applies To

Famco has produced three distinct crown configurations over the past two decades, and matching the right repair approach matters.

Famco galvanized steel crown assemblies (2002-2016, marked with stamped model prefix “FC-” on the cap skirt) use a formed steel pan with welded corner seams. The failure point is almost always seam separation at the weld, visible as rust streaking down the chimney face. These assemblies came in 8×8, 8×12, and 13×13 flue openings. We source replacement pans through our Haven buying network from Famco and Copperfield; aftermarket equivalents exist but we don’t use them on steel crowns because the galvanizing thickness varies and we’ve seen 18-gauge aftermarket pans rust through in four Cambridge winters.

Famco poured concrete crowns (common on masonry chimneys with Famco caps installed) are standard 4:1 slope concrete, usually 2 inches thick at the edge. The critical spec is overhang: a proper crown overhangs the chimney wall by at least 2 inches with a drip edge underneath. Many Cambridge triple-deckers and the rowhouses off Hampshire Street were built with flush crowns that funnel water straight down the brick. We rebuild these with polymer-modified concrete and add the overhang the original lacked.

Famco wind-directional cap integration (all years, model series WD-100 through WD-400) requires crown repair that preserves the cap’s swivel bearing clearance. The cap needs 1.5 inches of vertical clearance above the crown surface to rotate freely. We’ve found two competitor repairs in Cambridge where the crown was built up too high and the cap seized, which is why we measure bearing clearance before we quote.

Level Two Chimney Cambridge is an independent service provider, not affiliated with Famco. We procure Famco-compatible materials through our Haven Standard buying network alongside DuraFlex, HeatShield, Gelco, and Olympia Chimney products.

Signs Your Famco Crown Repair Is Failing

Signs Your Famco Crown Repair Is Failing
  • Rust streaks down the chimney face below the cap. On Famco steel crowns, this means the galvanized coating has failed at a seam or fastener hole. The rust is iron oxide from the crown pan itself, not surface staining, and it signals the metal is thinning from the inside out. We camera-scan the flue below any rust streak to check for water intrusion damage.
  • Cracks wider than a dime that reopen after caulking. Hairline cracks in concrete crowns are normal; cracks you can fit a dime into are not. In Cambridge’s climate, water enters, freezes, and wedges the crack wider each cycle. By February, a 1/8-inch October crack is often 3/8 inch with spalled edges.
  • Water pooling on the smoke chamber shelf. During our Level 2 inspection, the camera shows a reflective water sheen or mineral efflorescence (white powder) on the smoke chamber walls. This means the crown has been leaking long enough to saturate the masonry below. The crown repair is urgent; the liner may need evaluation too.
  • Cap tilt or wobble that wasn’t there before. Famco wind-directional caps sit on a mounting bracket bolted through the crown. If the crown concrete has eroded around the bolts or the steel pan has sagged, the cap tilts off-level. A tilted cap catches wind wrong, strains the bearing, and eventually seizes or blows off in a nor’easter.
  • Interior drywall staining on the chimney breast during spring thaw. By the time you see this, water has traveled through the crown, the masonry, and the flue liner to reach interior finishes. We see this pattern most in Cambridge’s 1890-1920 housing stock near Central Square, where chimneys were built without liners or with clay liners that have cracked from thermal shock.

Replacement Cost & What’s Included

Repair Type Cambridge Price Range What’s Included
Famco steel crown pan replacement $340-$520 Removal of failed pan, flue tile inspection, new Famco-compatible pan installed with stainless fasteners, sealant, photo record
Concrete crown reseal (cracks < 1/4 inch, structurally sound) $280-$380 Surface prep, polymer sealant application, drip edge verification, photo record
Concrete crown rebuild (spalling, cracks > 1/4 inch, or no overhang) $580-$780 Demolition to solid substrate, form and pour polymer-modified crown with proper slope and 2-inch overhang, curing, photo record
Crown + liner evaluation bundle $780-$1,140 All of the above plus NFPA 211 Level 2 camera inspection, liner condition report, written scope for any liner work needed

What drives the range: height of the chimney (scaffold vs. ladder access), degree of spalling or rust, and whether the flue tile needs resetting after crown removal. We deliver a written price before any work starts, per Haven Standard Clause 1. The 365-Day Done Right Promise covers all crown work. Materials come through our Haven buying network from Famco, Copperfield, and Gelco suppliers.

Here’s what you can safely check yourself: from the ground with binoculars, look for cap tilt, rust streaks, or missing crown chunks. From inside, shine a flashlight up the firebox and look for water stains or efflorescence on the smoke chamber walls. Note what you see. That’s the extent of safe homeowner inspection.

What goes wrong with DIY crown repair: working on a roof above 15 feet without proper tie-off is how most chimney-related falls happen. The crown repair itself looks simple, but removing a Famco steel pan without dropping debris down the flue requires a debris shield we fabricate on-site. Polymer-modified concrete needs controlled curing; we’ve been called to redo DIY crown pours that cracked in the first freeze because the homeowner mixed standard bag concrete and skipped the bonding agent. And if the flue tile is loose beneath the crown, you’ll find out when it drops into the smoke chamber during removal.

We’re not going to tell you a crown repair is rocket science. It isn’t. But the camera doesn’t editorialize - it just shows you what’s there - and we’ve found $2,800 worth of hidden liner damage behind $400 crown jobs that skipped the inspection step. Call (857) 309-1908 and we’ll put the camera up first.
